Hyderabad’s real estate is seeing more of ultraluxury residences –  palatial villas to super premium design houses. Once considered as  too high, Rs 12 crore plus houses have now become common. The latest trend suggests some national level realtors are coming up with houses up to Rs 40 crore and beyond..

Hyderabad is experiencing a boom in its ultra-luxury housing market, driven by robust IT and fintech sector growth, rising incomes among high-net-worth individuals (HNWIs) and non-resident Indians (NRIs), and a post-pandemic preference for larger, private spaces with premium amenities.

Key luxury hubs include West Hyderabad, with areas like Kokapet, Narsingi, and Kondapur seeing significant sales and price growth, while classic posh localities such as Jubilee Hills and Banjara Hills remain highly desirable.

Economic Growth: The city’s thriving IT and fintech industries are creating high-paying jobs and attracting wealth, leading to an increasing number of HNIs and NRIs. Post-Pandemic Lifestyle Shifts: Buyers now prioritize larger homes, private security, home offices, and spaces for leisure and wellness.

Premium Amenities: Demand for smart home technology, in-house gyms, yoga studios, green spaces, and eco-friendly designs are increasing. Infrastructure & Connectivity: Improved roads, metro expansions, and proximity to major business hubs like HITEC City and the Financial District make luxury areas attractive.

 

Who are the buyers? 

Of course, there are enough super-rich in Hyderabad.  They made monies over decades, from different businesses. All these  years they withheld their plans to buy palatial villas. But, as the builders are ready to offer, they too are eager to buy them. Increasing Number of UHNIs: A significant rise in Ultra-High Net-Worth Individuals further fuels demand for upscale properties.

Most of these properties are coming up in the West Hyderabad: Areas like Kokapet, Puppalguda, Narsingi, and Kondapur are at the epicentre of the luxury real estate surge. Prime Localities: Classic posh areas such as Jubilee Hills and Banjara Hills continue to see demand for premium residences and offer a luxurious lifestyle with exclusive amenities.

 

What the super-rich love in their houses?

Larger Homes: A clear preference for 3BHK (three-bedroom, hall, kitchen) and larger units is emerging. Sky Villas & Penthouses: These offer privacy, security, and stunning skyline views, attracting affluent buyers and global investors. Smart Home Technology: Integrated IoT-enabled systems for lighting, air conditioning, and security are becoming standard features. Gated Communities: These offer increased privacy, security, and access to exclusive amenities like gyms and green spaces.
